New Condo Construction In London Ontario

Let’s start with the obvious. New condos are nice however they tend to cost more. In London in 2014 there were 59 sales of brand new condos using the services of the “MLS” system. The reported average selling price was $319,395.

If that number of sales seems a tad low for a city of our size consider the following. New condo developers often skip the services offered by the “MLS” system when they are selling out their sites. Here are a few examples which illustrate this point. A) In the recent new “Rembrandt” project at 2295 Kains Road only 9 out of 53 new units built were sold using the services of the “MLS” system. B) with the 320-340 Sugar Creek project of 131 new condo units by “Nuvo” only two units were sold using the “MLS” system. C) with the 1850 Beaverbrook condo project by “Johnston” none of the 64 units were sold using the “MLS” system. D) with the “Auburn Homes” project at 1084, 2100 Denview Ave. project only 11 of it’s 49 new units were sold using the “MLS” system.

On a slightly differing note many people want to know what’s new is coming down the condo pipeline. The “London Free Press” is one of our best sources of information on future new developments. Recently announced projects to be built include but are not limited to A) a 33 storey condo building now in the design stages for the north/east corner of Talbot and Fullerton, B) 13 and 14 storey condo buildings for 545 Fanshawe Park Road West address (just east of Wonderland on the north side next to the plaza) which will have 235 units by “York Developments” and which will be started in June of this year and C) a 12 storey “Tricar” condo building in the 300 block of Southdale Road West. just east of the Loblaws Superstore at Wonderland Rd. South and Southdale Rd. West which will be a rental building. It should also be mentioned that “Tricar” also has it’s first phase of it’s “VillageNorth” condo project on Sunningdale Rd., north of the Masonville Mall currently on the go (153 units in total), “Domus Developments” is busy forming up their new “North Point” project, a 51 unit four storey building at 1696 Fiddlehead Place, just north of Fanshawe Park Road West and to the west of Richmond Street and there is talk of a new project for 1240 Richmond Street North known as “Ross Park Condos” a 17 storey, 219 unit condo building with an end of 2017 completion date.

London likes condos.


Why Pick Stratford As a Place for a First or Second Home.

Fabulous restaurants, art in the park, swans, Lake Victoria, Dragon Boat Races, the internationally acclaimed Stratford Shakespearean Festivals ( this year featuring “The Taming of The Shrew, Oedipus Rex, The Alchemist, The Diary of Anne Frank… ), toy and bike shops, antique and art stores, pubs and gardens and treed lined streets of classic turn of the century houses. What sells here for $475,000 would cost three times that price in Toronto.
Stratford has a population of 31,000 people and is 90 minutes away from the GTA area. It’s a town free of traffic and a place to relax. It’s a town of summer music festivals and it is one of the most beautiful towns in Canada. Actors and actresses, some seasonally employed live here and Justin Bieber on rare occasions may be cruising the main street. People from Toronto are moving here as reported in a November 27th 2014 Globe and Mail article entitled ” Why many retirees are flocking to Stratford”. This newspaper is highly respected and I note the word “flocking”. It’s not only retirees. People who are still working are also making the plunge to move here and are sometimes commuting a few days a week to their jobs in places like London, Woodstock, Kitchener and Toronto.. Film directors, professors, internet people and financial advisors are starting to recognize the special value of Stratford’s leisurely way of life.P1200550 People who once lived here in the past are also returning. Stroll along Lake Victoria’s pathways, hang out at Balzac’s Coffee Shop, take in a performance or visit one of several chocolate stores. Then to there is St. Marys to visit, the stone town and a place sometimes used for filming ( just a few months back part of an episode of Murdoch Mysteries was shot there) .P1170352
Yet wait. It’s not only people from the GTA area who are moving here. People are coming from surrounding cities, towns and villages like London, Kitchener, Kincardine, Bayfield, Listowel, New Hamburg, Owen Sound, and Mitchell. Many people coming here have excellent buying powers thanks in part to a recent surge in farm and lakefront property prices. Some people are purchasing houses or condos here as secondary homes. It is once again one of Canada’s most beautiful cities and a great place to be in the summertime. There are four low rise condo building around the south side of Lake Victoria that we have posted pictures of on our facebook page. Who wants to live in Stratford?
