330 Clarence Street London

London has very few downtown “loft” condos or condos in old historical buildings. That’s unusual when as a city we have about 2,900 buildings inventoried for architectural, historical and contextual reasons. Yes there are a dozen condo units in the old London Hydro Shop at 272 Dundas Street and there are condos in the Queen’s Court complexes at Queen’s and Wellington but beyond that there there isn’t much else.
That being said thousands of people drive and walk past 330 Clarence Street across from the train station everyday. Originally it was constructed as a shoe factory and warehouse. Now it is home (as of 1999) to 32 rental units with vaulted ceilings for a “warehouse feel” with sizes from 240-710 sq ft. It has no parking.

“Tricar” with something new in Stratford

Are you part of this new V.I.P. event? “Tricar” in Stratford has torn down the old red “Avon School” and is now building in it’s place a red brick four storey condos project with balconies called the “Villas of Avon”. We have written in the past about retirement living in Stratford and what the builder “Tricar” has done there before. We suspect other  builders will follow soon.

To get a “preview package”…. you have to be friends with them… just do it online. Preconstruction prices are now available and were just released in the last week or so. (Attached is a picture of the school back in the spring before it was demolished.)P1180530

1220 Riverbend Road – West London

The curbs and sewers are now in and “Fusion Homes” is soon to embark apon a new 72 unit westend condo site. They will be two storey units which are more economical to build and they are just around the corner from “Sifton’s” new “Evergreen at Warbler Woods” project

The billboards and flags announcing this project are now up and waving (at least the flags) and over 21,000 cars and trucks drive past this Oxford Street West location daily.  This location directly faces Oxford Street West so it will get excellent exposure. That’s so important from a marketing perspective. This project will be mostly built in blocks of six or eight, unit sizes will be just over 1600 sq. ft, move in dates will be next summer and prices will start just north of the $260,000 price range.

This complex is one of a growing number of new projects in this area.

Port Stanley- Edith Cavell Boulevard

New condos called the “Beach View” are going in overlooking Port Stanley’s beautiful main beach. 15 new detached condos are going in with eight different model styles. DSC_0433 “Prespa Homes”, the same people who built the mid rise apartment building here in London at 435 Colborne Street back in 2008 will be the builders of this new project. Walk across the street to the beach.DSC_0421These units will be in the $475,000 price range and up with some models having elevators.DSC_0052 Municipal approvals have been received and construction has started.

250-272 Springbank Drive London

“Rand Developments” has gone to the Ontario Municipal Board to get approval for this development site on Springbank  near “The Coves” an environmentally sensitive area.P1210243These are two 14 storey highrises. In the same area further to the west “York Developments” is planning a 13 storey tower with attached condos on the lands to the south and west of Springbank Drive and Wonderland Road across from the edge of Springbank Park. With interest rates so low developers have strong reasons for wanting to make things happen!

Talbot St. and Dufferin Ave.

505 Talbot Street is an Italianate building and 507 and 511 Talbot Street are Victorian-era yellow brick structures. All three buildings are coming down for another new”Tricar Group” condo building. DSC_0056It will be a 199 unit, 29 storey structure.DSC_0059 A Sept 2nd “London Free Press” article notes that the city hall is waiving a $3.3 million dollar development fee in the hopes of future streams of new property taxes. We ask, is that necessary? “Tricar” is also soon to be starting work on a 22 storey highrise building on Ridout Street South near Grand Avenue.

Changes are finally on the horizon for our downtown core!
