This 1520 Venetian Blvd building is the first light blue sided three storey building you will see when you are travelling Venetian Blvd going west past the "Holiday Inn". It is built close to the road and has a front circular driveway leading down to an extranceway into a heated underground parking garage. What can be a little bit confusing is a big sign over the front entranceway saying "Mariner and Venetian Village, 1500, 1510 and 1520"

1520 Venetian is a stand alone cluster of thirty six units with twelve condo units on each of the three floors. What you will also notice are a mix of cedar shake shingles and asphalt shingles. Asphalt shingles cost less money and are slowly replacing all the remaining sections still with the original cedar shakes.

Most units have views of the pool area and most have dock views. This cluster of units sits on a 1.86 acre site.

Living next to water is an experience so many people would enjoy. One question sometimes asked is "Are these units good investments?" You be the judge. A typical price for one of these units back in 1990 was in the $225,000 price range. Thirty years later in 2020, a typical price was in the $365,000 range. Compare these numbers to cottage prices along the Lake Huron shoreline going up to Grand Bend and Bayfield which have appreciated in price so much more. To add further insult to the equation is the aspect that there are condo fees to pay monthly and over the years a series of small assessments. This project was built on a grand scale. Yet wait. Prices surged in 2022 only to cool a bit in 2023. Living next to water is becoming an impossible dream for many.

Enjoy having docking privileges, a party room, a pool, elevators and heating underground parking. The condo fees in 2022 on a 859 sq. ft. unit is in the $458 per month price range.

In this neighbourhood, 53% of the population are female and 47% male. 20% of the population are 65-74 and 17% are 75+. 89% own, 11% rent. English is the dominant language spoken at 94%. Only 8% of the neighbourhood was built between 2011-2021 and 19% 1991-2010.

Point Edward for the most part is quite a charming older community. Bike to tennis courts, Canatara Beach and Park, The Sarnia Yacht Club, and the Sarnia Golf and Curling Club.
