The complete address is 425-469, 475, 483-499 McGarrell Drive. Units 425-469 and 483-499 (totalling 11 units) face directly on the street and have wider lot sizes.

These are all brick detached units with double car garages. The units sharing the 475 address are built in one cluster of two, two clusters of three units, three clusters of four units and one cluster of six units. Known unit sizes are in the 1,434, 1,521 and 1,548 square feet range.

An attractive entrance-way, block (brick like style) driveways, several different front window styles, some corner units have side garages as opposed to front located garages. Some units have wrap around front porches, a variety of rear deck sizes.

575 McGarrell Place "Meadows of Sunnydale"

The full address is 525-565, 575 McGarrell Place. This complex is different than the 475 McGarrell Drive complex in that they are attached units and not detached. Facing the street are two clusters with three units each and one cluster of four units. Three known unit sizes are 1504, 1550 and 1561 sq. ft. And all have double car garages. Units in the actual interior portion of 575 McGarrell Place are built in seven clusters of three to four units.

Six of the end units in this complex have single car garages while all the other units are double car garages. Known unit sizes are 1,315, 1,350 and 1,504 square feet. This complex has an attractive curved front entranceway. Within walking distance to the immediate west are paved pathways for biking and walking through the extensive "Medway Valley Trail" system.

578 McGarrell Place "Ravines of Sunnydale"

An "end of court" ravine setting slightly newer in age and design than the neighbouring "Meadows of Sunnydale" and "Highlands of Sunnydale" condo complexes. This complex is built into the side of the ridge overlooking the "Medway Valley Heritage Forest".

At the front of this complex are units 1-4 (four units) which are detached style units and units 3-6 and units 8-12 which are attached style units totalling 6 units. Then units 9-14 (5 units) are detached and units 14-20 (four units) are attached. Finally there are two rear ravine clusters, units 22-32 and 34-46 totalling 12 units. All of this is in somewhat of a zigzag formation. A mix of single and double car garages.

Many units enjoy lower walkout levels with upper and lower rear decks. Some units are "loft designs" being totally different. Reported known sizes are 1,530, 1,643, 1,733 and 1,800 square feet. Some units enjoy locational advantages within the complex itself.

In this instance, given all of these variables, the average price indicator is not an accurate reflection of value.
