Welcome to LONDON, ONTARIO CONDO LIVING. If you are coming in from the G.T.A. area and you see that you can purchase a unit here in the $300,000-$400,000 range, you might think that's quite affordable. More and more out of town buyers are starting to look at London Ontario Condos with fresh eyes. We are here to guide you in your search.
These two towers are slightly removed from the downtown core. They are to the south and east of it and also very close to the "London Convention Centre". The "TD BANK" has a call centre facility over near the "Western Fair District" and Horton Street East just south of the train tracks is developing into a hub of internet business activity. Well that was the buzz about five years ago, however we are not hearing as much about that now.
These Colborne condos are a few minutes walk to Wellington and Dundas and less than a ten-minute walk to Victoria Park. Units with north westerly views of downtown. Unit sizes in some high-rise buildings are often difficult to obtain and open to interpretation. Known two bedroom units are in the 1008, 1025, 1028, 1045, 1050, 1061, 1128 and 1170 sq. ft. range. Known condo fees in 2024 for a one-bedroom unit in the 353 building are in the $515.00 per month price range and the two-bedroom units aare in the $634,00, $660.00 and $667.00 price range. Known condos fees in 2024 in the 363 building are the same and known condo fees on a two bedroom unit are numbers like $660.00 and $712.00 per month. These fees include parking, water and building insurance, maintenance and windows. Two known one bedroom unit sizes are 783, 825, 848, 850 and 900 sq. ft. range. These units have balconies. The YMCA with it's excellent facilities is only a block away. Yes, there is a bike storage room, a guest suite and common area BBQ's.
Access into and out of these two addresses is relatively easy and convenient from Colborne Street and from York Street. Metered street parking can be found on King Street just to the immediate north. Prior to 2018 these two Colborne Street high rise condo buildings had metered parking on the street in front of the building but now the city has installed new designated bicycle lanes. King Street is the street to the immediate north and in 2024 it was made a one way street going East for cars and a two-way street for buses only. It's part of an attempt by the City to make Fanshawe College on Oxford Street more accessible. It is making a big difference on traffic flows going east and west downtown.
Amenities include an indoor, easy to access, salt water pool, sauna, whirlpool, exercise room, tennis court (albeit somewhat cramped) and an onsite variety store. Yes, there is an outside visitors parking area. An outside visitors parking lot which holds an estimated 35 parking spots.
Once again, these two buildings offer reasonable prices, reasonable that is in comparison to other downtown condo buildings like 695 Richmond Street which is a little bit closer to all the action. This building will soon be reaching 40-year age range.
