Details:

Here you will find four clusters of units. Brown brick, some off-white coloured cement finishing's, grey-taupe eaves and upper facia, brown shingles, single doors to balconies with metal railings. Some lower units are slightly below grade. These are walk up buildings meaning there are no elevators. Each elevator is the same size with nine units on the main level and ten units on each of the upper two levels.

Known one bedroom unit sizes are 437, 500, 505, 620, 642, and 650 sq. ft. Known two bedroom unit sizes are 610, 635, 642, and 750 sq. ft. The condo fees for a one bedroom unit in 2023 are in the $358.00 per month range and $413.00 per month for a two bedroom unit. These fees included the heat and water.

This complex has one entranceway off of Hamilton Road and one entranceway off of Gore Road. There are powerlines to the rear running parallel to Gore Road. Immediately to the east is a gully and beyond that, the Kiwanis Park-South. Then on the south side of Hamilton Road is Pottersburg Park and the Meadowlily Trail. These are some of the lowest priced condos in the city.

See our story of the 1825 Whitney/1830 Dumont Street condos found in the East London tab #35. This will lead you to our March 20, 2014 blog "The Whitney/Dumont Condo Story". When this building was turned into condos (it was initially a rental building) investors bought in at inflated prices. It was the same organization that did this, meaning the same company that also turned the Whitney and Dumont buildings into condos.

We note that in 2017 the property management company switched to a company with a long distance telephone number. This is something we seldom see happen here in London, Ontario.

This tab on our east end London section of the website plus the condos at 1825 Whitney Street/1830 Dumont Street are the two complexes that we get the greatest number of inquiries on. People want to know if they are safe to live in and if they are good investments.

Please do not contact the property management company with these kinds of questions. That is your lawyer's job to do with the help of a current "status report" to make such an assessment.
