What is missing from the primary picture? The answer is: sod, landscaping and trees. These are November 2023 pictures. Let’s watch this building take on more character as the final details get finished out. Two towers, each four stories high. This will be a multi-year buildout process. Occupancies will start in early 2024. No assignment sales. High speed elevators, extra wide hallways, a private guest suite for overnight guests, a media room, a billiards lounge, a fitness centre and outdoor multi-use sports courts, underground parking and covered glass balconies. Pickle ball courts are coming. Whatever happened to tennis courts? A future parkette area is going in next door. Several other Tricar buildings in London and Stratford share many of these design features.

One bedroom plus den units at 925, 1,010 and 1,025 sq. ft. (Tricar would have had a good handle on the demographics of the marketplace when they decided how many of each style of units to build. In this neighbourhood 56% of the adult population has a university degree, 100% own; 0% rent and the neighbourhood’s average household income is more that double the cities average income.) Two bedroom units at 1,275, 1,295, 1,385 and 1,415 sq. ft. Two plus den units at 1,080, 1,090, 1,255, 1,265, 1,355, 1,415, 1,450, 1,480 and 1,520 sq. ft. Three bedroom units plus den at 1,565 and 1,635 sq. ft. Other projects by Tricar incorporate many of these design features.

An end of November 2023 observation. What a wonderful 4.47 acre edge of the city location and what a functional place to live.
The west facing units pull in the evening’s sunsets. Once again, Tricar imposed a “no assignment sale” policy on this building. In the wilder real estate days of 2017 – 2019 the Tricar “Park West Condominiums” at 1200 Commissioners Road West made many speculators piles of money. Many builders are more cautious this time around in how they market their properties.
